BREAKING: FCTA seals Access Bank, Total Petrol Station – READ MORE

The Federal Capital Territory Administration (FCTA) has shut down an Access Bank branch and a Total filling station in Wuse, Abuja, over a 34-year failure to settle ground rent obligations.

This move is part of a broader clampdown aimed at property owners who have neglected their legal responsibilities regarding land use payments.

A document reviewed indicates that the property in question is officially registered under Rana Tahir Furniture Nigeria Limited, not directly under Access Bank. The letter, dated March 13, 2025, was signed by Chijioke Nwankwoeze, the Director of Land Administration.

“The Minister of Federal Capital Territory has in the exercise of powers conferred on him under the Land Use Act No. 6 of 1978, Cap. L5, Laws of the Federation of Nigeria 2004, revoked your rights, interests and privileges over Plot No. 2456 within Wuse I, Cadastral Zone A02, Abuja.”

The FCTA cited continued default in ground rent payment as the reason for the revocation “The revocation is in view of your continued contravention of the terms and conditions of grant of the Right of Occupancy by failing to pay the annual ground rents due on the property for Thirty Four (34) years.”

The letter further noted that multiple reminders and public notices had been issued since 2023, urging all land allottees to settle their outstanding ground rent liabilities.

These recent closures are part of a wider enforcement campaign by the FCTA, which recently annulled 4,794 land titles in high-value areas of Abuja including Wuse, Maitama, Asokoro, and Garki due to long-standing non-payment of ground rent. Authorities report that a total of 8,375 property owners collectively owe around ₦6.97 billion, with some debts accumulating over the past 40 years.

FCT Minister Nyesom Wike stressed that these revocations were carried out in line with Section 28(5) of the Land Use Act, which allows the government to repossess land from occupants who fail to comply with the terms of their land tenure.
